Jersey house prices have fallen for three straight years.

The House Price Index peaked at 247.5 in 2022 and has fallen 12% since - though it remains 119 points above the 2002 base.

Statistics Jersey’s House Price Index, weighted across all Jersey residential property sales recorded in the Royal Court, not just first-time-buyer or one property type. A small number of very high- or low-value transactions can move the index more in a thin year than in a busy one. 2025 marks a third straight year of decline after the sharp 2021-2022 run-up.

What the index covers

Index base: 2002 = 100. Covers all Jersey residential property sales recorded in the Royal Court over the whole published run, 1985-2025.

One figure per year, all residential property types combined, island-wide - not split by property type or parish. That breadth is what makes it comparable across the whole forty-year run, at the cost of not showing whether flats, terraces and detached houses have moved together or apart.
